The average asking price in Jávea reached €4,485 per square metre in the latest available data, 9.2% higher than in July 2025. Moraira, measured across the municipality of Teulada, remained slightly higher at €4,589/m².
These figures cover advertised residential property across all price bands. They give buyers a broad benchmark before comparing current property for sale in Javea, but they are not completed-sale prices or individual valuations.

Teulada remained the most expensive municipality in Alicante province in Indomio's July 2026 asking-price index. Jávea was only €104/m² behind. Benitachell's annual increase was much larger than those recorded in the other three municipalities, though its smaller and less completely segmented dataset makes that percentage the one to treat most cautiously.
What this report measures
The report compares advertised sale prices per square metre across Jávea, Teulada, Benitachell and Dénia. It includes houses and apartments, lower-priced properties and the top end of each market.
That makes it useful for comparing the broad position of each municipality. It does not show the price a buyer will ultimately pay, the value of a particular home or the movement of one property type in isolation. Asking-price indices can also shift when the mix of homes advertised changes.

The municipality-wide figure hides a spread of more than €1,100/m² between the lowest and highest reported zones.
Balcón al Mar, Cap Martí and Adsubia remained the most expensive grouping at €4,988/m². La Corona and Aduanas recorded the strongest annual rise in Jávea at 12.1%, followed by La Ermita and Montgó at 11.7%. The Arenal and Bahía grouping was much steadier, rising by 2.5%.
The broad Jávea / Xàbia town zone remained the lowest-priced part of the municipality in this dataset at €3,875/m². That is still above Dénia's municipality-wide figure.
Indomio displayed 2,057 sale adverts for Jávea when checked in August. This is a live advert count and may include the same property marketed by more than one agency, so it should not be read as a count of unique homes.

The municipality average combines the coastal Moraira property market with Teulada town. This is why the zone figures are more informative than the headline alone.
Pla de Mar and Port remained the most expensive zone in the four municipalities covered by this report at €5,162/m², although its index was almost unchanged year on year. Moravit and Cap Blanc rose by 15.4% and the Moraira zone by 13.0%. Paitxi moved in the other direction, down 3.7%.
Indomio displayed 847 sale adverts across Teulada municipality when checked in August. As with the other counts in this report, these are portal adverts rather than verified unique properties.
Benitachell
€4,205/m², up 24.5% year on year
Benitachell recorded the largest annual increase of the four municipalities. The headline asking price now sits €280/m² below Jávea and €404/m² below Teulada.
This figure needs more caution than the others. Indomio did not provide the same usable zone breakdown for Benitachell and a smaller local market can be more affected by changes in the type and price of homes being advertised. The 24.5% movement is evidence of a sharp rise in the asking-price index, rather than proof that every type of property in Benitachell gained at that rate.
The portal displayed 1,138 sale adverts when checked in August, again without establishing how many were unique properties.
Dénia

Dénia remained the least expensive municipality in the comparison and had the widest reported internal range, from €2,540/m² in Saladar to €4,288/m² in Les Marines.
The movements within Dénia were mixed. Saladar and the La Sella, La Xara and Jesús Pobre grouping recorded double-digit annual increases. Les Rotes fell by 7.9% and Puerto was effectively flat. A change in the mix of properties advertised may account for some of these movements, particularly within smaller zones.
At €3,609/m², Dénia's municipality-wide asking price was €876/m² below Jávea's. Applied mechanically to 200 m² of built area, that is a difference of €175,200, although actual budgets vary greatly by property type, condition and exact location.
Indomio displayed 2,615 Dénia sale adverts when checked in August.
What stands out in the summer 2026 data
Jávea is close to Moraira on the whole-market measure
Only €104/m² separated Jávea and Teulada in July. Their annual movements were less similar: Jávea's asking-price index rose by 9.2% while Teulada's rose by 5.7%.
This does not establish where the two markets will move next. It does show that buyers comparing the two towns are looking at broadly similar municipality-wide asking prices, with larger differences appearing once individual zones are compared.
The strongest rises were not confined to the beachfront
La Corona and Aduanas, La Ermita and Montgó, Moravit and Cap Blanc and the Moraira zone all recorded double-digit annual increases. Jávea's Arenal and Bahía grouping rose by a more modest 2.5%, while Teulada's Pla de Mar and Port was nearly flat.
There is no single coastal pattern. Balcón al Mar, Cap Martí and Adsubia also rose by 10.7%. The data is better read zone by zone than as a simple shift away from the sea.
Dénia still provides the broadest range of asking prices
Dénia stretches from €2,540/m² in Saladar to €4,288/m² in Les Marines. Its most expensive reported zone is close to the Jávea municipal average, while several town and inland groupings remain substantially below it.
Benitachell is the figure to watch
The 24.5% annual rise is far above the movements shown for Jávea, Teulada and Dénia. A repeat reading in the next report will help show whether this was a lasting repricing or partly a change in the stock advertised during the reference month.
Why the Q1 and summer figures differ
The Q1 2026 market report was based on a structured sample of about 300 active villa listings advertised below €1 million. It put Jávea at €3,600/m², Moraira at €3,300/m², Benitachell at €2,600/m² and Dénia at €2,400/m².
This report uses Indomio's municipality-wide asking-price index for July 2026. It covers all residential property types and price bands. More expensive villas and apartments are included, as are homes above €1 million.
The rise from €3,600/m² in the Q1 Jávea sample to €4,485/m² in this report is therefore not a 24.6% quarterly increase. It is mainly a change of dataset and market coverage. The annual change of 9.2% published by Indomio compares the same whole-market measure in July 2026 and July 2025, making that the appropriate figure for tracking movement over time.
The change also explains the different ranking. Jávea led the Q1 sub-€1 million villa sample. Teulada leads this whole-market index because the comparison includes its full range of residential stock, including higher-priced homes.
Future reports should retain the whole-market method used here so that the headline figures can be compared on a consistent basis.
Methodology and limitations
Municipality and zone figures come from Indomio's July 2026 asking-price indices. The source describes them as average advertised sale prices divided by listed area and covers all types of residential property.
The data measures seller expectations rather than completed transactions. It does not account for the final negotiated price, a home's condition, plot size, orientation, views or exact position within a reported zone. Some zone labels group places that buyers would normally consider separately.
Annual percentages are the source's comparison with July 2025. Advert counts were checked in August 2026 and are included only as an indication of the volume visible on that portal. Duplicate agency listings may be present.
