Javea’s main amenities are around ten minutes away via the winding coastal road, although La Fustera supermarket, several restaurants and everyday services are located within the area itself. Balcón al Mar has long been popular with the international community and remains one of the most established expat neighbourhoods in Javea.

Balcón al Mar is best suited to buyers who want a villa-led residential area with sea views, coastal scenery and an established international community. It works particularly well for people who value privacy and outlook over being close to Javea’s main town services.
If you want easier access to restaurants, shops and year-round activity, the Port or Arenal may be a better fit. Buyers who like this part of the coastline often also compare Balcón al Mar with Portichol, Granadella and Costa Nova, depending on whether views, privacy, beach access or convenience matter most.

What I noticed during this drive
This route passes through several parts of Balcón al Mar and gives a good impression of the area's residential character. One thing that stands out is the sheer number of villas. Unlike the Port, Arenal or Bahía de Jávea, apartments are relatively uncommon and most of the housing stock consists of detached homes on individual plots.
The area feels established, with a mixture of older Mediterranean villas and increasingly modernised properties appearing throughout the urbanisation. Mature trees and planting help create privacy between neighbouring homes, while some of the higher roads begin to pick up sea views and views towards the coastline. Despite its size, much of Balcón al Mar feels residential rather than busy, with traffic largely limited to residents and visitors.
