If walking to the beach, restaurants and cafés is your priority, Arenal, Bahía de Jávea or the Port are likely to be better options. Buyers comparing inland villa areas often also consider Cansalades, Pinosol, Valle del Sol and Villes del Vent, depending on whether they prioritise newer homes, larger plots, golf or proximity to international schools.

What I noticed during this drive

This drive passes through the residential streets of Las Laderas, one of Javea's newer villa developments. Compared with many of the town's older urbanisations, the roads feel wider and the layout more planned, with modern villas occupying much of the area. Although the plots are generous, there is a noticeably more contemporary feel than neighbouring areas such as Pinosol or Tosalet.

One thing that stands out is how quiet the area is despite being only a short drive from the Arenal and Benitachell road. The nearby Xàbia International College is within walking distance for most residents, and much of the housing stock has been built or extensively modernised within the last decade. While sea views are uncommon, many properties enjoy open views towards the Montgó and surrounding countryside, helping reinforce the area's residential character.
