Las Laderas is one of Javea’s newer residential villa developments, consisting almost entirely of detached houses built on generous private plots. Most properties have been constructed within the last decade, giving the area a noticeably more modern feel than many of Javea’s older villa neighbourhoods. Plot sizes are typically around 1,000 square metres, with homes designed to provide outdoor living space, parking and privacy.

The area is positioned between Javea and Benitachell, with straightforward access to both towns via the main road network. While Las Laderas is primarily residential and a car is generally essential for day-to-day living, amenities are within easy reach. The Consum supermarket is approximately a mile away, while the popular El Campo restaurant and bar is located nearby. The newly relocated XIC international school has also increased interest in the area among families looking for modern housing close to educational facilities.

Unlike some of Javea’s coastal urbanisations, Las Laderas is not known for sea views. Instead, many properties enjoy open outlooks across the surrounding countryside, with some homes benefiting from views towards Montgó. The area has a really peaceful, spacious feel, with relatively wide roads, plenty of parking and easy access to nearby woodland walks.

Property in Las Laderas is almost exclusively villa-based, with next to no apartments or townhouses. Buyers often compare the area with neighbouring locations such as Cansalades, Pinosol and Valle del Sol when looking for modern homes on larger plots. Las Laderas forms part of the wider Javea property market, offering a contemporary alternative to some of the town’s more established residential areas.

What I noticed during this drive

This drive passes through the residential streets of Las Laderas, one of Javea's newer villa developments. Compared with many of the town's older urbanisations, the roads feel wider and the layout more planned, with modern villas occupying much of the area. Although the plots are generous, there is a noticeably more contemporary feel than neighbouring areas such as Pinosol or Tosalet.

One thing that stands out is how quiet the area is despite being only a short drive from the Arenal and Benitachell road. The nearby Xàbia International College is within walking distance for most residents, and much of the housing stock has been built or extensively modernised within the last decade. While sea views are uncommon, many properties enjoy open views towards the Montgó and surrounding countryside, helping reinforce the area's residential character.
