Tosalet

Tosalet is one of the best-known villa areas in Javea, with the vast majority of properties consisting of detached homes on private plots rather than apartments. Plot sizes are typically around 1,000 square metres, although both larger and smaller plots can be found throughout the urbanisation. Much of the housing stock dates from the 1970s through to the early 2000s, with many older villas having been extensively modernised in recent years.

The area is predominantly residential and is not particularly walkable for day-to-day living. While there are a small number of restaurants within Tosalet itself, most supermarkets, shops and services require a short drive, with many residents relying on a car for regular journeys. This tends to appeal to buyers looking for space, privacy and larger outdoor areas rather than immediate access to amenities.

One of Tosalet’s defining characteristics is its mature landscaping, with many streets lined by established pine trees, hedging and private gardens that give parts of the urbanisation a noticeably greener feel than some newer residential developments.

One characteristic of Tosalet is its gradual incline away from the coastline. In some parts of the urbanisation, properties located further inland can enjoy better sea views than homes closer to the coast, depending on elevation and orientation. Recent years have also seen a noticeable increase in redevelopment, with older villas being replaced or renovated and a growing number of contemporary Ibizan-style homes appearing across the area.

Property prices vary considerably depending on plot size, condition, views and location within the urbanisation, with the mix of older villas, renovated homes and new-build properties creating a broad range of options for buyers. Tosalet represents just one part of the wider Javea property market, and many buyers compare it with areas such as Pinosol, Montgó and the Arenal before deciding where to focus their search.

Is Tosalet Right for You?

Tosalet is best suited to buyers looking for larger villas on generous plots in one of Javea’s most established residential areas. It is particularly popular with buyers who value mature gardens, privacy and a quiet residential environment while remaining within a short drive of the Arenal and everyday amenities.

If walking to the beach, cafés and restaurants is your priority, Arenal, Bahía de Jávea or the Port are likely to be better options. Buyers comparing established villa areas often also consider Cap Martí, Pinosol, Adsubia, Valle del Sol and Costa Nova, depending on whether they prioritise larger plots, proximity to the coast or a quieter residential setting.

What I noticed during this drive

This route passes through several parts of Tosalet and gives a good idea of the area's residential character. One thing that stands out is the amount of mature planting and established gardens throughout the urbanisation. Although many of the villas are relatively close to one another, most sit on substantial plots and retain a good degree of privacy.

The housing stock is a mixture of original villas and increasingly modernised properties, with a growing number of contemporary rebuilds appearing throughout the area. As the roads climb away from the coast, some properties begin to pick up more open views, while the overall feel remains quiet and residential. Unlike the Port, Arenal or Bahía de Jávea, daily amenities are not within walking distance for most residents, which helps explain why Tosalet appeals to buyers looking for space, privacy and a more traditional villa environment.
