El Rafalet is one of Javea’s more established residential villa areas, positioned on a gentle hillside between Javea and Benitachell. The urbanisation is made up almost entirely of detached villas on individual plots, with most properties sitting on plots of around 1,000 square metres. While some homes date back to the 1960s and 1970s, many have been extensively modernised over the years, and a small number of contemporary new-build villas are beginning to appear, often incorporating modern Ibizan-style design.

The area has become increasingly residential over time, although some holiday homes and seasonal rentals remain. El Rafalet is generally very quiet, with little through traffic, although gardeners, pool maintenance companies and other property services are a common sight due to the large number of permanent residents and second-home owners. The area also benefits from an active residents association and neighbourhood watch scheme, helping maintain its established community feel.

El Rafalet is not known for sea views. Instead, most properties enjoy open countryside outlooks towards Benitachell and the surrounding valley, while some of the higher plots further up the hillside benefit from impressive views towards Montgó. The elevated position also gives many homes attractive westerly aspects, making evening sun a particular feature of the area.

A car is essential, although everyday amenities are easily reached. The Mas y Mas supermarket in Benitachell is nearby, while both XIC and LES international schools are within a short drive. Javea Golf Club is also close by, and the area provides direct access to woodland walks and one of the main cycling routes linking Javea with the surrounding countryside.

Buyers often compare El Rafalet with nearby La Lluca, Covatelles and Cansalades when looking for larger plots, established villas and a quieter residential setting. El Rafalet forms part of the wider residential urbanisations of Javea, offering a balance between privacy, countryside surroundings and convenient access to both Javea and Benitachell.

Is El Rafalet Right for You?

El Rafalet is best suited to buyers looking for a quiet inland villa area with open outlooks, Montgó views from some properties and practical access to Javea, Benitachell and the international schools. It often appeals to buyers who want a residential setting without being too far from town.

If walkability, beach access or restaurants are your main priorities, Arenal, the Port or Old Town may be better options. Buyers comparing similar inland villa areas often also look at La Lluca, Cansalades, Covatelles and Piver, depending on whether they prefer a more established setting, newer homes or larger plots.

What I noticed during this drive

This route enters El Rafalet from the Benitachell side and follows the main roads through the urbanisation towards the Montgó. Shortly after entering the area, the communal bins and post boxes are passed, followed by the small play area that acts as a meeting point for some local residents. On weekends it is not unusual to see families using the nearby barbecue facilities.

One thing that becomes clear when driving through El Rafalet is that although many of the villas sit relatively close to one another, most occupy generous plots and retain a surprising amount of privacy. The area feels established and residential, with very little through traffic. As the road climbs, some of the higher properties begin to pick up increasingly open views towards the Montgó, while the surrounding countryside helps reinforce the quieter character of the urbanisation.
