La Lluca is one of Javea’s most established residential villa areas, located just off the Benitachell to Javea road and positioned close to Javea Golf Club. The area is made up almost entirely of detached villas on generous plots, creating a spacious, low-density environment that has long been popular with both permanent residents and second-home owners. Most properties date from earlier phases of development, giving La Lluca a more mature and established feel than some of Javea’s newer residential neighbourhoods.
Despite its peaceful setting, La Lluca is well connected. Benitachell is only a short drive away, with the Mas y Mas supermarket providing convenient day-to-day shopping, while both Javea and the coast remain easily accessible. Families are often drawn to the area because of its proximity to both XIC and LES international schools, each of which can be reached within a few minutes by car.
Property in La Lluca consists almost exclusively of villas, with a mix of original homes, refurbished properties and a small number of newer builds emerging in recent years. While the area is not generally known for sea views, many homes enjoy open outlooks across surrounding countryside, with some properties benefiting from views towards Montgó depending on their position and orientation. The extensive countryside surrounding the urbanisation also provides easy access to walking routes and quieter outdoor spaces.
One of the area’s best-known landmarks is the former La Naranja restaurant at the entrance to La Lluca, which is currently being redeveloped into a luxury spa and wellness facility. Buyers often compare La Lluca with nearby El Rafalet, Covatelles and Cansalades when looking for larger plots, established villas and a quieter residential setting. La Lluca forms part of the wider homes across Javea, offering a balance between privacy, convenience and access to both Javea and Benitachell.

What I noticed during this drive
This drive follows several of the roads through La Lluca, one of Javea's more established villa areas. The first thing that stands out is the amount of mature landscaping. Many of the plots are heavily planted, which gives parts of the urbanisation a greener and more secluded feel than some of the newer developments nearby.
Most of the properties are detached villas, with a mixture of original homes and modernised renovations appearing throughout the area. Traffic is generally light and the roads feel quiet despite the area being well positioned between Javea and Benitachell. As the route progresses, it becomes clear why La Lluca remains popular with buyers looking for larger plots and privacy, while still being within easy reach of the golf club, international schools and everyday amenities.
