Las Laderas is a small residential area on the eastern outskirts of Javea, positioned between Pinosol and Cansalades. It sits slightly inland from the Arenal, close to the main road network, and appeals to buyers who want a practical base rather than a defined urbanisation or coastal setting.

It is not a destination neighbourhood in its own right. Instead, Las Laderas functions as a low-key residential pocket used mainly by full-time residents who value access, schools and daily convenience over scenery or walkability.

First Impressions

Las Laderas feels very quiet but functional. Streets are residential, traffic is light, and there is little sense of seasonal change. Most properties are detached villas on individual plots and there are no commercial zones or tourist features within the area itself.

The surroundings are open rather than manicured. This is an urbanisation but it definitely has a ‘campo’ feel, with a mix of older homes, newer builds and open land at the edges. It feels lived-in, not curated.

One of Las Laderas’ main strengths is its position.

The area sits close to the CV-734, giving straightforward access towards the Arenal, Javea Old Town, Benitachell and the motorway routes inland. This makes it practical for commuting, school runs and regular errands without passing through busy coastal zones.

Las Laderas is roughly equidistant between two key supermarkets:

  • Mas y Mas at the Wok roundabout (5 minutes)
  • Mas y Mas in Benitachell (5 minutes)

Both are reached in a similar drive time, which residents tend to choose based on traffic or direction of travel (ie school run etc) rather than proximity.

Schools and Everyday Practicalities

Las Laderas is well placed for families.

The new XIC international school is a stone’s throw away, which has increased interest in the area from buyers looking for a quieter residential setting within easy reach of education. Other schools (eg Lady Elizabeth), both international and state, are also accessible by short drive.

For daily needs, residents typically rely on nearby areas rather than Las Laderas itself. Pinosol Park is close, offering a green space for families and dog walking and the ever popular Kiosko bar and reataurant nestled in the woods. Most shopping, cafés and services are accessed via the Arenal, Benitachell, Avenida del Pla or Javea Old Town.

While Las Laderas has no commercial centre, several well-known local restaurants sit close by:

  • El Campo, popular for relaxed lunches and outdoor seating
  • Flo, a long-standing restaurant used by locals year-round (with crazy golf)
  • Kiosko Pinosol, informal and family-friendly near the park
  • Bacchus, a reknowned steak house a few minutes away by Pinosol Park

These are everyday places rather than destination venues, which suits the character of the area.

Homes in Las Laderas are mainly detached villas on private plots. Architectural styles vary a little, reflecting different build periods rather than a single development phase.

Plots tend to be practical rather than sprawling, and many homes prioritise privacy and garden space over views. Renovations are common, particularly updates to insulation, outdoor terraces and interior layouts for year-round living.

This is not an area dominated by holiday rentals, and turnover tends to be slower than in more prominent neighbourhoods.

Noise levels are generally low which is one of Las Laderas’ pulls. There are no late-night venues nearby, and most traffic is residential. Occasional road noise can be heard closer to the main access routes, but internal streets remain calm.

Even in summer, Las Laderas does not change dramatically. It remains steady and residential, which is part of its appeal.
